‘We hope to revitalise the city’s forgotten heritage buildings and deliver striking landmark architecture’

Queen’s Wharf Brisbane is recognised as the birthplace of Brisbane’s European history, it has one of the greatest collections of culturally significant heritage buildings and places in Australia, dating back to the early 1800s. After decades of mystery, these neglected buildings and places will come alive through careful restoration work and repurposing.

In 2015 Destination Brisbane Consortium was successfully chosen by the Queensland Government to transform this historic, yet underutilised Queen’s Wharf Brisbane site following a competitive tender process, which came about after a state government announcement in 2012 to redevelop the precinct.

Cottee Parker Architects has been involved with Destination Brisbane Consortium since the project’s initial concept design phase in 2013. Their engagement has continued through to the construction documentation stage, collaborating with Multiplex as the builder and structural engineering support provided by Bornhorst and Ward, along with the Robert Bird Group.

Onsite demolition commenced in 2017 and took over a year to complete. The Neville Bonner building and the Executive building had to be removed. The height of the Executive building made it the tallest building demolition to take place in Queensland.

Timeframe to date:
2019 – Excavation Complete and Construction to start
2020 – George St level reached
2020 – Waterline Park, Neville Bonner Bridge
2021 – Internal fit-out of the resort
2022 – Hotels, Restaurants, Bars and Public Spaces expected to open
2024 – Ritz-Carlton Hotel and Department Store expected to open

Queen’s Wharf covers a total of 12 hectares, or 12 football fields of public space, more than 33,000 tonnes of rubble were created. Six basements were dug, and 134-year-old electrical cables were unearthed during the excavation!

Hundreds of tonnes of precast concrete from Toowoomba and 200 tonnes of Australian steel fabricated at Beenleigh were delivered weekly to the site”.

On Completion, 4,000 tonnes of Queensland fabricated steel will have been delivered and installed”.

The 3.6 billion dollar project features, 2,000 apartments, 1,100 hotel rooms, a casino, a 1,500-seat-ballroom and a Sky Deck observation platform with 360-degree views, which is positioned 100 metres above William Street.

Queen’s Wharf Brisbane is proud to be the first development in Brisbane to be awarded the coveted 6-Star Green Star Communities rating.

Draftech’s Involvement:
DJ Coalition engaged Draftech to oversee their BIM deliverables for the Queens Wharf contract. Specifically, our team successfully managed the following:

    • Lighting Design Modelling: Creating detailed 3D models of lighting layouts to optimize illumination, comply with standards, and ensure accurate integration with other building systems.
    • COBie Integration from Tender to FM: Managing asset and data handover by integrating COBie (Construction-Operations Building information exchange) standards throughout the project lifecycle, ensuring a seamless transition from tendering to facility management.
    • BIM Track Coordination Tracking: Using BIM to manage and track coordination issues across disciplines, particularly for electrical services, resolving clashes efficiently and maintaining clear communication.
    • Citrix Model Sharing: Leveraging Citrix for secure, remote access to shared BIM models, enabling teams to collaborate on electrical system designs in real-time, regardless of location.
    • dRofus Data Export: Exporting detailed electrical data and equipment information from dRofus to ensure accurate documentation, data consistency, and alignment with project requirements.

It was a privilege to work for David and his team at DJ Coalition and have the opportunity to be involved in such an award-winning project, close to home.
